Section 130. Homesite entry district

11 AAC 91.130. Homesite entry district

(a) The conditions applicable to homesite entry zoning are

(1) lot sizes may not exceed five acres and may not be less than 40,000 square feet;

(2) no more than one single-family residence per lot will be permitted;

(3) the setbacks from the property lines must be at least 25 feet on the front and rear lines and at least 15 feet on the side lot lines, but not less than 100 feet from any waterway or body of water.

(b) Incidental uses that are conducted from the home are permitted, including child care, home crafts, sale of home-produced items, and other similar home business activities that employ only residents of the home.

(c) Accessory structures are allowed that are in conjunction with a permitted use.

(d) No further subdivision of lots is permitted without approval of the director, after compliance with sec. 110 of this chapter.

(e) The homesite entry district is intended as a single-family residential area with a low population density, under AS 38.08.
